Getting Ready for Your Closing
Closing date:Time:Property address:
A little preparation makes closing day go smoothly. Here's what to expect and what to bring. If you have any questions, call us at 407-650-3912.
Before closing day
- Review your Closing Disclosure. If you're getting a loan, your lender must send it at least three business days before closing. Compare it with your Loan Estimate and ask questions early.
- No same-day closings. We must receive the Final Closing Disclosure and the full loan package from your lender at least one business day before the scheduled closing.
- Send your funds by wire transfer. We'll tell you the exact amount due. All closing costs and amounts due at closing must be wired; we can't accept ACH transfers, checks or money orders. Call our office to verbally confirm the wiring instructions before you send anything.
- Buyers: get homeowners insurance. Your lender needs proof of coverage before closing. Depending on the property, flood insurance may also be required.
- Buyers: schedule the final walk-through with your agent, usually within a day or two of closing.
- Sellers: gather payoff and HOA information for any existing mortgage and homeowners or condominium association.
- Can't attend in person? Ask us about mail away closings and mobile notary service.
What to bring
- A valid, government-issued photo ID (such as a driver's license or passport) for everyone signing.
- Sellers: keys, garage door openers, mailbox keys and gate or pool passes.
- Any documents your lender or our office has asked you to bring.
At the closing
Our closer will walk you through each document and answer your questions. You sign all the legal documents and receive the keys to your home once all funds have been exchanged.
Afterwards, see After Closing for what comes next.
